Phase 2 of the Renters’ Rights Act 2025 introduced a new database called the Private Rented Sector (PRS) Landlord Database. Registration on this database is a mandatory legal requirement for landlords, who must register their property and provide key information. Whether you own a single rental property or a larger portfolio, getting organised now could save time and help you stay ahead of the changes.

Information to be provided will include;

  • Landlord contact details
  • Property details such as the address, type of property, number of residents and bedrooms and the rental amount
  • Safety information such as gas, electric and Energy Performance Certificates (EPC’s)

The registration deadlines vary by region and depend on the rental property’s location.

For properties in the West Midlands, which includes Worcestershire and Herefordshire, the deadline to register by is the 14th March 2027.

Whereas for properties in the South West, which includes Gloucestershire, the deadline is the 14th November 2027.

There are set dates that the data regulations commence for each region, however, landlords can register any of their properties from the 15th December 2026, even if their specific region’s mandatory window has not yet opened.

The registration fee for the database is £65 per property, and this must be renewed each calendar year.

Failure to register on the database or comply with the wider rental regulations can lead to fines of up to £40,000.

Once the registration deadline for a region has passed, it will be illegal to let a property without an active registration, with strict advertising bans on marketing unregistered properties coming into full effect after the rollout.
