Over the past year we have had a great number of planning successes, in both agricultural planning applications and alternative enterprises.
Agricultural Occupancy Conditions are planning conditions which restrict who can live at a property and can also significantly reduce the value of your property. At Carver Knowles we have great experience in regularising and removing these conditions, having had several removed in Herefordshire alone in the past few months.
We have achieved success across a range of agricultural applications, from roofing over and laying of concrete yards to new agricultural buildings and new farm tracks. These have been completed either as standalone farm improvement projects or as a requirement for claiming Countryside Stewardship Capital grants. These successes are not just within Gloucestershire, Worcestershire, and Herefordshire, but also cover Oxfordshire and Buckinghamshire.
It often surprises landowners how projects that can feel very minor, for instance a dog walking field, require planning consent. We have had a number of successes in gaining planning for such alternative enterprises or land uses, including for ‘doggy daycare’ and dog walking fields. Landowners can face enforcement action and fines where development or a change of use has been undertaken without planning consent. To prevent such actions, we can submit retrospective planning applications or Certificate of Lawful Existing Use or Development (CLEUD) applications. We have used both of these over the past year to help landowners regularise their developments.
